One of Houston’s most distinguished hotel properties has a new owner.

Hotel Granduca has been purchased by Transwestern Hospitality Group (THG). The 122-room luxury property in Uptown sits on roughly 3.5-acres on Uptown Park Boulevard.

THG is planning a series of updates in collaboration with hospitality groups Ring on Hook and Kara Childress Inc. Plans call for renovations to the ground floor of the property to create a more vibrant gathering place and a new destination restaurant. Other improvements included enlarged event spaces, new workout facilities, and curated programming in line with expectations for a luxury boutique hotel.

Toronto-based Westmont Hospitality Group has been selected to operate the hotel.

THG partners Tyler Lavin and Thomas Duncan, supported by Transwestern's investment team, facilitated the transaction and will lead the comprehensive repositioning project at the renowned hotel.

"Hotel Granduca is an irreplaceable five-star property located in an amenity-rich, walkable enclave situated between the River Oaks and Galleria submarkets," Lavin said. "In a world where travelers increasingly expect a memorable, authentic experience, this is a rare opportunity to embrace the individuality of one of the city's most distinct hospitality spaces."

Occupancy in the Galleria/Uptown submarket averaged 59% through November 2023, up 9.5% compared with the first 11 months of 2022. ADR year-to-date was $166 and RevPAR was $97.
